Oakville homes are often larger and more architecturally complex than average: vaulted family rooms, cathedral ceilings, bonus rooms over garages, and additions with low-slope or flat roofs. These features look great, but they also create more places for heat to escape, and more work for your furnace on a cold January night.
Here’s how to keep a larger or more complex Oakville home warm without making your heating system work overtime.
More Roof, More Heat Loss
The roof is where a home loses heat most directly, because warm air rises. A home with a large footprint, multiple roof sections or vaulted ceilings has more of that surface, and some of it is harder to insulate well. A furnace in a home like this can run long cycles simply because there’s a lot of ceiling area leaking heat.
1. Insulate Every Attic Space Properly
Start with the conventional attic areas. Attic insulation in Oakville brings these spaces up to modern levels and is usually the most cost-effective upgrade.
Ontario’s attic rebate program targets R-50, which works out to roughly 13 to 15 inches of blown-in cellulose or 17 to 19 inches of blown-in fibreglass. In larger homes, it’s common to find that one attic section was insulated well and another was missed or left thin. An assessment should check every accessible space, not only the one above the main hatch.
Keep soffit vents clear with baffle installation, and replace damaged insulation through attic insulation removal when needed.
2. Don’t Overlook Cathedral Ceilings and Flat Roofs
Vaulted ceilings and flat-roofed additions don’t have a walk-in attic above them, so they can’t simply be topped up with blown-in insulation. They often need a different approach, such as spray foam insulation in the roof cavity during a renovation.
The provincial program recognizes this: its attic rebate includes separate tiers for cathedral ceilings and flat roofs, and to qualify, all of the home’s roof assembly must be insulated. That’s another reason to have every roof section looked at, not just the main attic.
3. Warm Up the Bonus Room
A bonus room or bedroom over the garage has cold air underneath and often exterior walls on three sides. Garage ceiling insulation, often with 2 lb closed-cell spray foam, stops heat loss through the floor and is usually the fix that makes these rooms usable in winter.
4. Air Seal a Large Home in One Visit
Bigger homes have more pot lights, more fans, more plumbing penetrations and more gaps. Finding them all by hand isn’t realistic. AeroBarrier air sealing seals the whole home from the inside in one session.
5. Use Zoning and Smart Controls
- If your home has multiple zones or furnaces, set back the zones you’re not using.
- Use a smart thermostat with room sensors to balance temperatures in larger spaces. There’s a rebate on eligible smart thermostats.
- Run ceiling fans in high-ceilinged rooms clockwise on low to push warm air back down.
- Keep furnace filters fresh. Larger homes often need more frequent checks.
Oakville Attic Rebate Details
The Home Renovation Savings program offers up to $1,250 to bring a standard attic up to R-50, plus separate rebates of up to $750 for cathedral ceiling or flat roof insulation, with no home energy assessment required. The work must be done by a participating contractor, and gas-heated homes must be Enbridge Gas customers. The program is extended to November 30, 2026. Frequently Asked Questions
Can cathedral ceilings be insulated without a renovation?
It depends on how the ceiling was built and how much space there is in the cavity. An on-site assessment is the only way to know what’s possible.
Why is the room over my garage always cold?
It loses heat downward into the unheated garage as well as through its walls and ceiling. Insulating the garage ceiling usually makes the biggest difference.
Does the rebate cover homes with multiple roof sections?
The attic rebate requires the full roof assembly to be insulated, which can include attics, cathedral ceilings and flat roofs. Check the program terms or ask during your assessment.
